In the next 45 minutes you’ll get to know Nathan Birch.
He’s Australia’s newest high profile property rich lister, and what he has achieved in the last 13 years is nothing short of extraordinary.
200+ properties
$50M+ investment portfolio (debt less than $20M)
$500k+ p.a. net passive income
All this, he’s self made, and he’s only 31 years old!
Despite all the talk of start-ups and digital disruption, the bulk of Australia’s wealth is still tied up in real estate.
Property developers dominate the BRW Rich List and as at Oct 2016 realestate.com.au is Australia’s 20th most visited website.
Nathan is real estate’s newest high profile success story.
His humble beginnings were in western Sydney. He disliked school but had no problem working 100+ hour weeks and saving deposits to buy investment properties.
Sure Nathan has benefited from a strong residential property market in the 13 years he has been investing, but in hearing him speak you quickly realise there’s a lot more to it than a market that has been on his side.
Nathan is still working 100+ hour weeks, however it is now on his 15 real estate companies, 100+ staff, and 200+ investment properties.
He has a “whatever it takes” mentality. He knows what he wants, then he turns up and he gets it done. There’s no bulls#*t.
Early in 2016 Nathan said he wanted to be worth $1BN by the time he’s 40. He recently altered this to $1BN passive income per year.
It sounds crazy, but if there’s anyone who can do it, you’d have to think Nathan might be the guy!
It was a privilege talking to Nathan and in today’s show we get a real insight into how he thinks and invests.
Some of the topics we cover include:
- how to understand a market, negotiate effectively and buy properties below their fair market value
- why the difference between successful and unsuccessful property investors often comes down to “mindset”
- where beginner investors can find affordable but high growth assets to establish themselves
- what it means to develop a “strong foundation portfolio”, and the opportunities this then gives rise to
- what it means to remove all emotion from your investment decisions
- Nathan’s latest investments, including commercial ventures and shopping centres; and
- Nathan’s most memorable investments, and how they have allowed him to progress the way he has
Nathan’s tip for investors is:
Know where you’re at today, know where you want to be in the future, and then find a way to get there.
